How it is calculated
- Annual rent = monthly rent × 12
- Gross yield = annual rent ÷ price
- Net income = annual rent − yearly costs
- Net yield = net income ÷ price
Worked example
A RM400,000 property, RM1,800 monthly rent, RM3,000 yearly costs:
- Annual rent: RM1,800 × 12 = RM21,600
- Gross yield: RM21,600 ÷ RM400,000 = 5.40%
- Net income: RM21,600 − RM3,000 = RM18,600
- Net yield: RM18,600 ÷ RM400,000 = 4.65%

Months without a tenant reduce the real yield. This calculator assumes rent is paid for the full year and only subtracts the costs you enter.
Frequently asked questions
What is the difference between gross and net yield?
Gross yield is annual rent divided by the price. Net yield subtracts the yearly costs from the rent before dividing by the price.
Are vacant months included?
No. Vacancy months reduce the real yield.
